Association Management
At Telus, our team of professionals has extensive knowledge and experience in partnering with owners in both residential and commercial associations. We work directly with the Board of Directors on Association bylaws, rules and regulations, financials, reserve analysis, operation procedures and capital improvements.
Our commitment to timely communication and information is what sets us apart from our competition. We collaborate with board members and owners to enhance the overall quality of the association. We understand the balance between keeping association dues as low as possible while responsibly reserving for costly long term improvements. We listen to owners and work hands-on to prioritize the needs of the association.
Services include:
- Dues collection
- Attendance at board meetings
- Monthly/quarterly financial reporting
- Budget preparation
- Year-end financial preparation
- Vendor management & contract negotiations
- Property inspections
- Insurance review
- Building maintenance & repairs
“I am currently President of a Board of Directors of a townhome association with nearly 100 units. As we approached the “20 years old” milestone, maintenance issues were increasing dramatically. The volunteer board was burdened with developing ways to assess and prioritize issues, respond to maintenance reports from homeowners, obtain bids, choose vendors, and supervise their work, as well as handle dues collection, legal procedures and sometimes heated complaints about non-maintenance issues. The Board struggled, but was under the assumption that working with a management company would be too expensive and would somehow put Association self-management at risk. Thank goodness the President before me decided to test these assumptions and went out and found Telus.
Today, our Property Manager is a highly valued member of our team! For example, the Board developed a maintenance checklist; each spring, with our Telus team, we walk the entire property and assess each unit against our list. Then we partner to get everything done: our Property Manager gathers bids, the Board prioritizes the work and allocates funds, and together we monitor the work. In addition, Telus completely took over the task of collecting monthly dues/fees and getting information to our CPA, our banking partner, and the state government, as needed. And, my favorite thing of all: all homeowner maintenance reports and complaints go to Telus. Our property manager handles calls with respect and endless patience, and that 3rd party participation makes it possible for Board members to do the jobs they volunteered for while maintaining positive relationships with neighbors. I can’t imagine being a member of this Board – President or otherwise – without the partnership we have with our Telus and our invaluable property manager.”
